Krung Thon Buri and Wongwian Yai: Silom Line Rentals Beyond the CBD

Affordable flats and condos just one stop from Silom, where local Bangkok life meets easy BTS access.

Summary

Krung Thon Buri and Wongwian Yai offer Silom Line rentals with a local Bangkok feel at prices well below the CBD.

Most people moving to Bangkok assume that renting somewhere "on the BTS" means paying Asok or Phrom Phong prices. That logic made sense five years ago. Today it just means overpaying.

Krung Thon Buri and Wongwian Yai sit on the same Silom Line that runs through Sala Daeng and Chong Nonsi, yet rentals here run 30 to 50 percent cheaper than anything you'd find on the CBD side of the river. Both stations are a direct ride to Saphan Taksin, and from there it's one interchange or an express boat stop to nearly everywhere in the city.

If you have not looked at Thonburi seriously yet, the numbers are going to change your mind.

What the Silom Line Actually Gives You from This Side

The BTS Silom Line terminates at Bang Wa, but the stretch that matters most for renters runs between Krung Thon Buri and Wongwian Yai. From Krung Thon Buri, it is two stops to Saphan Taksin and around 20 minutes to Chong Nonsi by train, covering the southern end of the financial district without a single transfer.

Wongwian Yai adds two more stops of travel time. In exchange, you get a noticeably more local neighborhood, lower rents, and one of the best morning markets on this side of the river. The trade-off is real, and for plenty of people it turns out to be a straightforward decision.

Krung Thon Buri: River Views and ICONSIAM Within Easy Reach

Charoen Nakhon Road runs directly south from Krung Thon Buri station toward ICONSIAM, the riverside mall that most Bangkokians treat as the area's anchor point. Walking takes about 15 minutes from the station, or you can catch the shuttle from the pier. Either way, having that kind of retail and dining within reach without paying the Sathorn premium is the main draw for this location.

Condos on the station side of Charoen Nakhon, particularly around Soi Charoen Nakhon 13 and Soi 17, typically list studios at 15,000 to 20,000 THB per month. A one-bedroom with a river view at a riverside project runs 22,000 to 32,000 THB. That's a full Phrom Phong-sized discount for a commute that's honestly shorter than many Sukhumvit addresses.

The neighborhood itself is low-rise and quiet once you step off the main road. Local coffee shops cluster around the market on Charoen Nakhon Soi 1, and The Jam Factory along the river gives the area a creative edge that rarely shows up in standard rental listings.

Wongwian Yai: Real Bangkok Pricing Without Sacrificing Connectivity

Wongwian Yai station sits at the top of the large roundabout that Thonburi locals use as a reference point for half the city. It's a proper transit hub, not just a BTS stop.

Buses head south toward Rat Burana, motorbike taxis fan out in every direction, and the area has the density of a neighborhood that was established long before the Silom Line arrived.

Rental prices here reflect that history. Studios in projects like Lumpini Ville Wongwian Yai-Rat Burana start around 9,000 to 13,000 THB per month. One-bedrooms in mid-range condos on Ladya Road and nearby sois come in around 12,000 to 18,000 THB. For anyone whose budget got stretched by Sukhumvit asking prices, those numbers shift the entire calculation.

The commute to Silom takes around 25 minutes on the BTS, which is comparable to or better than plenty of Sukhumvit addresses that get marketed as central. Chong Nonsi, Sala Daeng, and Surasak are all direct, with no transfers required.

The Thonburi Lifestyle Calculation

Bangkok's food infrastructure near both stations is genuinely strong. The morning market at Wongwian Yai roundabout starts around 5 AM and runs until mid-morning, covering everything from kuay jab to fresh fruit to iced coffee.

Dinner options near Krung Thon Buri stretch from old-school pad see ew shops along Charoen Nakhon to updated wine bars that opened after ICONSIAM brought a new crowd to the riverfront.

Grocery runs are handled by Big C and Tops Market within 10 to 15 minutes of either station. Pharmacies, wet markets, and noodle shops within walking distance or a short motorbike ride cover most daily needs without any planning required.

The one honest downside is hospital access. Compared to Silom or Sathorn where BNH Hospital and Saint Louis are a short walk from the BTS, residents on this side of the river typically rely on Taksin Hospital near Saphan Taksin or make the train trip to CBD-side facilities.

It's not a dealbreaker for most people, but worth knowing before you sign.

What to Check Before Signing a Lease Here

Both areas have a mix of new condo projects and older low-rise buildings, and the quality gap between them is significant. The newer projects include standard amenities like a pool, gym, and keycard access, but management quality varies a lot. Before committing, check whether the building has an active juristic person office and whether the common areas are actually maintained.

A walk through the lobby on a weekday morning tells you more than any listing photo.

For buildings along Charoen Nakhon closer to the river, ask specifically about flooding history. The area sits at a low elevation and some older buildings have experienced water ingress during heavy rain seasons. Projects completed after 2012 generally have better drainage infrastructure, but asking directly is still the right move.

Lease terms in Thonburi skew toward 12-month agreements. Six-month options exist but usually carry a higher monthly rate. If you're planning to stay through a full wet season and get a proper sense of the neighborhood, the 12-month rate is almost always the better deal.

Finding the Right Fit

Krung Thon Buri and Wongwian Yai won't give you the same scene as Ekkamai or Thonglor. What they give you is a functional, affordable, well-connected base with direct BTS access to the entire Silom corridor and some of the most livable streets in the city.
