Summary
Explore the Lak Si neighborhood guide to find quality rentals near Don Mueang Airport. Learn about amenities, transport, and local living in this growing B
Lak Si is one of those Bangkok districts that most renters scroll right past. It sits in the northern stretch of the city, right next to Don Mueang International Airport, and for a long time it was considered too far from the action. But here is the thing. Lak Si has quietly become a solid option for renters who want affordable space, easy airport access, and a surprisingly convenient commute into central Bangkok. If you fly frequently for work, or you just want more square meters for your money, this neighborhood deserves a serious look.
Where Exactly Is Lak Si and What Does It Feel Like?
Lak Si district sits between Don Mueang to the north and Bang Khen to the south. The main arteries running through it are Vibhavadi Rangsit Road and Chaeng Watthana Road, both major corridors that connect to the expressway network and downtown Bangkok. The area has a lived in, local feel. You will not find rooftop cocktail bars or coworking spaces on every corner, but you will find well established communities, street food vendors who have been cooking for decades, and weekend markets that actually cater to residents rather than tourists.
Picture this. You are a pilot or flight attendant based at Don Mueang. Your shift starts at 5 AM. Living in Lak Si means you are literally ten minutes from the airport terminal. Your colleagues who rent near Asok are waking up two hours before you just to sit in a taxi on Vibhavadi Rangsit. That commute difference alone changes your quality of life.
Getting Around from Lak Si
The biggest game changer for Lak Si was the arrival of the BTS Sukhumvit Line extension and the SRT Dark Red Line. Lak Si station on the Dark Red Line connects you to Bang Sue Grand Station, which is now a major transit hub linking the MRT Blue Line and future rail routes. From Lak Si station, you can reach Bang Sue in roughly 15 minutes, and from there the entire MRT network opens up.
If you work in the Chaeng Watthana government complex area, your commute is almost nonexistent. The Government Complex station on the Pink Line monorail is nearby, and many government offices, embassies, and international organizations are clustered in this zone. A friend of mine works at one of the consular offices on Chaeng Watthana and rents a two bedroom condo in Lak Si for 9,000 baht a month. She walks to work in twelve minutes.
For drivers, the Dong Mueang Tollway and Don Mueang Expressway give you a relatively quick shot toward Chatuchak, Lat Phrao, and eventually central Bangkok. During off peak hours, you can reach Victory Monument in about 25 minutes by car.
What Can You Actually Rent in Lak Si?
Rental prices in Lak Si are genuinely affordable compared to inner Bangkok. Studio apartments start around 4,500 to 6,500 baht per month. One bedroom condos in decent buildings typically run between 7,000 and 12,000 baht. Two bedroom units, which are harder to find at reasonable prices in central areas, go for 9,000 to 18,000 baht here.
Some of the well known condo projects in the area include Grene Condo Don Mueang, Plum Condo Chaeng Watthana Station Phase 3, and Knightsbridge Duplex Tiwanon. These are relatively modern developments with pools, fitness rooms, and security. You are not roughing it. You are just paying less for a comparable lifestyle.
There are also plenty of apartment buildings and older walk up style rentals scattered along the sois off Vibhavadi Rangsit. These tend to be even cheaper, sometimes as low as 3,500 baht for a basic studio, and they work well for budget conscious renters who prioritize location over amenities.
Daily Life, Food, and Shopping
Lak Si has a Big C branch, multiple Tesco Lotus Express stores, and a handful of community malls for everyday shopping. The area around Chaeng Watthana Road has more commercial development, including The Government Complex Zone B retail area and several bank branches, clinics, and restaurants.
Street food in Lak Si is excellent and cheap. There is a well known morning market near Lak Si Junction where you can grab a full breakfast of rice porridge, fried dough sticks, and iced coffee for under 60 baht. Evening food stalls pop up along the sois near Wat Lak Si, serving grilled meats, papaya salad, and noodle soups that would cost double in Thonglor.
For healthcare, Mongkutwattana General Hospital is right in the district. It is a full service hospital with English speaking staff, which matters if you are an expat without fluent Thai language skills.
Who Should Consider Renting in Lak Si?
Lak Si works best for specific types of renters. Airline crew and airport staff are the obvious fit, since Don Mueang is minutes away. Government employees working in the Chaeng Watthana complex will find it hard to beat the commute. Budget conscious expats who do not need to be in Sukhumvit every night will appreciate getting a modern one bedroom for under 10,000 baht. And small families who want a quieter, more residential neighborhood with actual space to breathe will find Lak Si far more livable than a cramped studio near Nana.
A couple I know recently relocated from a 28 square meter box in On Nut to a 55 square meter two bedroom in Lak Si. They are paying 3,000 baht less per month and finally have room for a proper desk and a dining table. They take the Dark Red Line to Bang Sue for work and say the commute is completely manageable.
Lak Si is not glamorous, and it will never compete with Sathorn or Sukhumvit for nightlife and dining variety. But if your priorities are affordability, space, airport access, and a genuine local neighborhood atmosphere, it punches well above its weight.
