Aspire Erawan Bang Na: Full Renter's Review Near BITEC

Summary

Read our complete Aspire Erawan review covering this Bang Na rental near BITEC. Learn about amenities, location, pricing and what renters really think.

If you've been hunting for a condo near BITEC Bang Na, you've probably already scrolled past Aspire Erawan a dozen times. It pops up constantly in listings, and for good reason. This project by AP Thai sits right on Sukhumvit Road, just a short walk from BTS Bang Na, and it hits a sweet spot between price and livability that's hard to ignore in this part of town. But is it actually worth signing a lease? I've spent time in the building and talked to renters who live there. Here's what you need to know before committing.

Location and Getting Around from Aspire Erawan

Aspire Erawan sits on Sukhumvit Road, Soi 64/1 area, right between BTS Bang Na and BTS Bearing. The walk to BTS Bang Na takes about 10 to 12 minutes on foot. That's manageable on a cool evening, but in April heat, you'll want to grab a motorbike taxi for 15 to 20 baht.

BITEC Bang Na is the real draw here. If you work in events, exhibitions, or any business that puts you at the convention center regularly, this condo makes your commute almost laughably short. You can literally see BITEC from some of the higher floor units.

For daily errands, Central Bang Na is about a 5 minute drive or a quick BTS hop. There's also a Big C Extra nearby and plenty of street food stalls along Sukhumvit in this stretch. One renter I spoke with, a project manager who commutes to offices near On Nut, told me the BTS ride takes about 15 minutes door to platform, which felt reasonable for the rent he was paying.

The one downside? Sukhumvit Road traffic in this zone can be brutal during rush hour. If you drive, budget extra time between 5 and 7 PM. The BTS honestly saves your sanity here.

Unit Types, Sizes, and What You Actually Get

Most units at Aspire Erawan are compact, which is standard for AP Thai's Aspire line. You're looking at studios around 24 to 26 square meters and one bedrooms ranging from 30 to 38 square meters. There are a few larger two bedroom layouts, but they're less common on the rental market.

The finishes are clean and modern without being flashy. Expect laminate flooring, built in wardrobes, a small kitchen counter with an electric stove, and a bathroom with a rain shower head. Nothing will blow you away, but nothing feels cheap either. AP Thai knows how to deliver solid mid range quality.

A friend who rented a 31 square meter one bedroom on the 18th floor said the natural light was excellent thanks to floor to ceiling windows. Her unit faced east, which meant sunrise views and less afternoon heat. If you can, request a unit on the higher floors facing east or north. The west facing units can get warm in the afternoon, and lower floors pick up more road noise from Sukhumvit.

Facilities and the Day to Day Living Experience

Aspire Erawan has the standard condo amenity package, but it's executed well. The rooftop pool is the highlight. It's not massive, but it's clean and rarely overcrowded, especially on weekday mornings. There's a gym with cardio machines and basic weights, a co working lounge, and a garden area on the ground level.

Security uses keycard access for the lobby, elevators, and pool area. There's 24 hour CCTV and security guards at the front. Parcels and food deliveries get handled at the lobby, which is convenient if you order from GrabFood or Shopee as often as most of us do.

The juristic office is responsive, which matters more than people realize until something breaks. One tenant told me he reported a leaking air con unit on a Monday morning and maintenance came by that same afternoon. That kind of turnaround isn't guaranteed at every building in Bang Na, trust me.

Rent Prices and Value Compared to Nearby Condos

As of 2024 into 2025, studios at Aspire Erawan rent for roughly 7,000 to 9,500 baht per month. One bedrooms typically go for 9,000 to 13,000 baht depending on floor, furnishing, and how motivated the landlord is. Two bedrooms, when available, land around 14,000 to 18,000 baht.

Compare that to nearby options like Ideo O2 or Lumpini Ville Sukhumvit 76, and Aspire Erawan holds its own. Ideo O2 is closer to BTS Bang Na but tends to run 1,000 to 2,000 baht higher for similar sized units. Lumpini Ville is cheaper but the building is older and the facilities show their age.

For someone earning 35,000 to 50,000 baht monthly and wanting to stay in the Bang Na corridor, Aspire Erawan offers a strong balance. You're not overpaying, and you're not sacrificing comfort.

Who Should Rent Here and Who Should Look Elsewhere

This condo works best for young professionals, couples, or anyone who needs regular access to BITEC or offices along the Bang Na to Bearing stretch. It's also a solid pick for people who want BTS access without paying Sukhumvit core prices.

Families with kids might find the units too compact. If you need two bedrooms and dedicated study space, you'll probably be happier looking at larger projects further down Bangna Trad like those near Mega Bangna. Similarly, if your office is in Silom or Sathorn, the commute from Bang Na can feel long during peak hours even with the BTS.

Aspire Erawan fills a specific niche really well. It's affordable, well maintained, and convenient for the eastern Sukhumvit lifestyle. If that matches your daily routine, it deserves a serious look.
