Centric Sea Pattaya: Weekend Escape Condo — Is It Worth Renting?

Summary

Read our detailed Centric Sea Pattaya review to learn if this beachfront condo offers great value for weekend stays in Pattaya.

If you work in Bangkok all week and dream about waking up to the sea on Saturday morning, Centric Sea Pattaya is one of those condos that keeps popping up in your search. It sits right in central Pattaya, just a short walk from the beach, and it has become a go to option for Bangkok professionals looking for a weekend escape pad. But is it actually worth the monthly rent, or is it just another flashy beach condo with nice photos? Let's break it down.

Location and Getting There from Bangkok

Centric Sea sits on Soi 1, Pattaya Sai Song (Second Road), which puts you in the thick of central Pattaya. You're about a five minute walk to Pattaya Beach, and Central Festival shopping mall is practically next door. For food, nightlife, and convenience, you really can't complain about the location.

The commute from Bangkok is the real question. If you live near Ekkamai BTS, the Eastern Bus Terminal gets you to Pattaya in about two hours on a good traffic day. Driving from Sukhumvit or Rama 9 via Motorway 7 takes roughly the same. Some renters in the building told me they leave Bangkok Friday after work around 6 PM and arrive by 8:30 PM, which is honestly not bad for a beach weekend.

One thing to consider: if you're coming from the western side of Bangkok, say Thonburi or Bang Sue, add another 30 to 45 minutes. That commute math matters if you plan to do this every weekend.

The Building and What You Actually Get

Centric Sea was developed by SC Asset and completed around 2018. There are two towers with over 1,000 units total, so yes, it is a big development. The common areas are genuinely impressive. You get a massive rooftop pool with sea views, a gym, a co working space, and a garden area between the towers.

Most rental units are studios or one bedrooms. Studios range from about 25 to 35 square meters, and one bedrooms go up to around 45 square meters. The finishes are decent but not luxury tier. Think clean, modern, functional. The kitchenettes are compact, so if you love cooking elaborate meals, you might feel cramped. But for a weekend pad where you're mostly eating out at Pattaya's seafood spots, it works fine.

A friend of mine rents a 30 sqm studio on the 20th floor in Tower B. She uses it strictly for Friday to Sunday getaways and says the sea view alone makes it worth every baht. Her unit came fully furnished with a washer, a smart TV, and blackout curtains. Pretty standard for what's available in the building.

Rent Prices and What to Expect to Pay

Here's where Centric Sea gets interesting. Compared to renting anything near the beach in Bangkok, like condos near Bang Na or Samut Prakan, Pattaya beachfront rent is surprisingly reasonable.

Studios at Centric Sea typically go for 8,000 to 15,000 THB per month, depending on the floor, view, and furnishing quality. One bedroom units range from 12,000 to 22,000 THB. Sea view units obviously sit at the higher end, and pool view or city view units come in cheaper.

If you compare that to a studio at a mid range condo near On Nut BTS in Bangkok, where you'd pay 10,000 to 14,000 THB for something with no sea view and no resort pool, the value proposition here is hard to ignore. The catch? You're paying rent for a place you might only use 8 to 10 days per month. That's the honest trade off.

Common fees run about 45 to 55 THB per square meter per month, and electricity and water are billed separately, usually at a premium rate through the building's juristic office.

Who This Condo Works Best For

Centric Sea makes the most sense for a specific type of renter. If you're a remote worker based in Bangkok who wants a change of scenery a few times a month, this is perfect. The co working space and fast WiFi in the building actually support that lifestyle.

It also works for couples where one partner works in the Eastern Seaboard industrial zone near Laem Chabang or Amata City. I know one couple where the husband works in Chonburi during the week and stays at Centric Sea, and his wife joins him from their main condo near Phrom Phong BTS on weekends. They pay 13,000 THB for a studio with a partial sea view and treat it like a mini vacation every week.

For families with kids, it's less ideal. The units are compact and the central Pattaya location means the surrounding area gets noisy at night.

Potential Downsides You Should Know

With over 1,000 units, the building can feel crowded during holidays and long weekends. Pool loungers disappear fast on Saturdays. Some units face other buildings rather than the sea, so always confirm the view before signing a lease.

The short term rental crowd is also real here. Some owners list their units on Airbnb, which means you might share the elevator with a rotating cast of tourists. If you want a quiet, residential feel, this might bother you. Also, parking can get tight if you're driving down from Bangkok regularly.

So Is It Worth Renting?

If you want an affordable beachside base that's easy to reach from Bangkok, Centric Sea Pattaya delivers solid value. The location is convenient, the facilities are above average for the price range, and the rent is low enough that even using it part time doesn't feel wasteful. Just go in with realistic expectations. This is a weekend escape condo, not a luxury villa.
