This boutique condo has been quietly attracting a loyal tenant base, and it's time to give it a proper look.

Location and Getting Around from Circle Phahon-Wipawadee

The condo is located near the intersection of Phahonyothin Road and Vibhavadi Rangsit Road, which is one of the busiest junctions in north Bangkok. Ha Yaek Lat Phrao MRT station and Phahon Yothin MRT station are both accessible, though you'll likely need a motorcycle taxi or short grab ride to reach them comfortably. That's the honest truth about this location. You're not steps from a train.

But here's the flip side. If you work at SCB Park, Kasetsart University, or any of the offices clustered along Vibhavadi Rangsit, this location is gold. A friend of mine teaches at Kasetsart and used to commute from Ari. After moving to Circle Phahon, his daily commute dropped from 45 minutes to about 12. The expressway on-ramp is also close, so getting to Suvarnabhumi or Don Mueang Airport is relatively painless compared to living deep in Sukhumvit.

Central Ladprao mall and Union Mall are within a short drive, so you're not exactly stranded for shopping and food. JJ Market at Chatuchak is also only a few kilometers south.

Unit Types, Sizes, and What You Actually Get

Circle Phahon-Wipawadee is a mid-rise project, which means you're not dealing with 40 floors of elevator congestion every morning. Units range from studios at around 26 sqm to one-bedroom layouts pushing 33 to 35 sqm. There are also some larger two-bedroom units, but they're less common on the rental market.

The interiors lean modern and minimal. Think clean lines, neutral tones, and built-in furniture that actually works instead of the awkward afterthought pieces you find in some older Bangkok condos. Kitchenettes are compact but functional enough for basic cooking. Most units come with a washer, air conditioning, and decent closet space.

Facilities and Community Feel

The facilities are solid without being over the top. There's a swimming pool, a fitness room, a garden area, and 24 hour security. It's not the kind of condo that tries to wow you with a rooftop infinity pool and a co-working space. Instead, everything feels well maintained and actually used by residents.

The community here skews younger. Lots of Thai professionals in their late 20s and 30s, a handful of expats working nearby, and some graduate students from Kasetsart. The vibe is quiet and residential. One tenant I spoke with said he chose Circle Phahon specifically because the common areas weren't packed with Airbnb guests rolling suitcases through the lobby. The juristic office apparently keeps short-term rental activity in check, which is a genuine plus for long-term renters.

Who Should and Shouldn't Rent Here

Circle Phahon-Wipawadee is a great fit if you work in the Chatuchak, Bang Sue, or Lat Phrao areas. It also works well if you drive or ride a motorcycle, since the road access is excellent even if the nearest MRT requires a short trip.

It's probably not the right choice if your office is in Silom or lower Sukhumvit and you rely on public transit. The commute would eat into any savings you gain on rent. It's also not ideal if you want to be within walking distance of nightlife, trendy cafes, or the expat social scene. This part of Bangkok is functional and livable, but it's not a lifestyle destination.
