Fuse Miti Ladprao: Budget MRT Condo Full Review

Summary

Fuse Miti Ladprao review covers this budget-friendly condo near MRT with spacious units, great facilities, and excellent value for Bangkok renters.

If you're hunting for a condo near the MRT that won't drain your entire salary, Fuse Miti Ladprao deserves a spot on your shortlist. This budget friendly project from Sena Development sits right on Ladprao Road, close enough to MRT Lat Phrao that you can practically roll out of bed and onto the train. It's one of those condos that punches above its weight class in terms of location, even if the finishes remind you that you're paying budget prices. I've spent a lot of time around this stretch of Ladprao, and here's my honest take on what living here actually feels like.

Location and Getting Around from Fuse Miti Ladprao

The condo sits on Ladprao Soi 19, tucked just off the main road. MRT Lat Phrao station is roughly a 5 to 7 minute walk, which is genuinely walkable and not the "walkable" that some developers claim when they really mean a 15 minute sweat fest. You can also reach MRT Phahon Yothin if you feel like a slightly longer stroll, and from there you connect to the BTS at Ha Yaek Lat Phrao interchange. That gives you access to both train lines without needing a motorbike taxi, which is a real advantage.

For daily errands, Central Ladprao is the big anchor. It's a quick motorcycle taxi ride away, or about 10 minutes on foot if the weather cooperates. You get Robinson, a massive Tops supermarket, Uniqlo, and a solid food court all in one place. There's also a Big C nearby and loads of street food stalls along the main road. One of my favorite spots is the night market that sets up around Soi 12, where you can grab pad kra pao for 50 baht and call it dinner.

For anyone working in the Ratchada, Chatuchak, or Silom areas, the commute is painless. Even getting to Sukhumvit takes only about 20 minutes on the MRT. This is a genuinely well connected location that doesn't charge Sukhumvit prices.

Unit Sizes, Layout, and What You Actually Get Inside

Fuse Miti Ladprao offers mostly studio and one bedroom units. Studios start around 22 sqm, and one bedrooms go up to about 30 sqm. These are compact, no question about it. If you're used to older, more spacious Bangkok condos, you'll notice the tight layouts right away. But for a single renter or a couple who doesn't collect furniture, it works.

The kitchenette is basic. You'll find a small countertop, a single electric burner in most units, and a compact fridge. Cooking full Thai meals with a wok is not really an option here unless you add your own portable induction cooker. Bathrooms are functional but small, with a rain shower head that feels like a nice touch at this price point.

I visited a friend's one bedroom unit on the 15th floor last year, and the city view toward Chatuchak was surprisingly impressive. Higher floors definitely benefit from the open sightlines, since Ladprao still has a mix of low rise buildings and shophouses. If you're on a lower floor facing the soi, expect to look directly at neighboring buildings. Ask for a unit on floor 10 or above if views matter to you.

Facilities and Building Condition

For a budget condo, the facilities are decent. There's a rooftop pool that gets solid sunlight in the afternoon, a small but usable gym, and a co working lounge area on the ground floor. The pool isn't huge, so weekends can get a bit crowded, but on weekday evenings you'll often have it almost to yourself.

The building was completed in 2017, so it's still relatively young. Common areas are reasonably well maintained, though you can see some wear in the hallway carpeting and elevator lobbies. Security is standard with keycard access, CCTV, and a front desk guard 24 hours. Package handling has been reliable based on what residents I know have told me.

One thing to mention is that the parking ratio is tight. If you own a car, getting a guaranteed spot can be a headache. Most tenants here rely on the MRT or motorbike taxis, which honestly makes more sense given the location. A motorcycle taxi from the condo entrance to the MRT costs about 10 to 15 baht.

Rent Prices and Who This Condo Suits Best

This is where Fuse Miti Ladprao really shines. Studios typically rent for 8,000 to 11,000 baht per month, and one bedrooms go for around 11,000 to 15,000 baht depending on floor, furnishing, and how motivated the landlord is. Compared to similar MRT accessible condos along the Ratchada or Rama 9 corridor, those prices are competitive.

The sweet spot renter here is a young professional, a remote worker, or an expat teacher who needs easy MRT access but doesn't want to blow 20,000 baht or more on rent each month. I know a couple of language teachers working near MRT Phra Ram 9 who chose this condo specifically because they could keep rent under 12,000 and still commute in under 15 minutes door to door.

It's probably not ideal for families or anyone who needs serious kitchen space. And if you work in the Sathorn or Chong Nonsi area, you might find the commute a bit long with the required MRT to BTS transfer. But for the Ladprao, Ratchada, and Chatuchak corridor, it's hard to beat the value.

The Bottom Line on Living at Fuse Miti Ladprao

Fuse Miti Ladprao won't wow you with luxury finishes or resort style amenities. That's not what it's trying to do. What it does offer is a genuinely walkable MRT location, reasonable facilities, and monthly rents that leave room in your budget for actually enjoying Bangkok. The compact units are well suited for solo renters or couples who prioritize location over space. If you can grab a higher floor unit with a decent view, even better.
