Here's a real scenario. A friend of mine, a music producer from the UK, chose this building partly because of the name and partly because his two bedroom unit was 72 sqm with a separate kitchen. He was paying around 25,000 THB per month. Try finding that square footage near Asoke in a post 2015 building. You won't.
Location Between Asoke and Phrom Phong
The building's address says Sukhumvit 21, but the reality is you're living in the sweet spot between BTS Asoke and BTS Phrom Phong. Both stations are roughly a 10 to 15 minute walk, depending on your pace and how hot it is outside. MRT Sukhumvit is also accessible from the Asoke intersection, giving you three rail options within reach.
Soi 31 itself is one of those quieter residential sois that still has everything you need. You've got Villa Market for groceries, Fuji and tons of local Thai restaurants for food, plus easy access to Terminal 21 and Emporium if you want bigger shopping. The area is popular with Japanese expats, so there's a strong concentration of izakayas and ramen spots if that's your thing.
One thing to note is that getting a motorbike taxi from the mouth of Soi 31 to either BTS station costs about 20 to 30 THB. Plenty of residents do this daily. It's not a hardship. And if you work at one of the many offices along Asoke or Ratchadaphisek, you're looking at a genuinely short commute.

Let's be honest about the age factor. GMM Grammy Place is over 20 years old now. The common areas have been maintained but they look dated compared to buildings like The Lofts Asoke or Edge Sukhumvit 23. The lobby is functional, not flashy.
