Magnolias Waterfront Residences is the other tower, slightly more accessible but still firmly in the high end category. Both sit on the Chao Phraya River in the Charoen Nakhon area, Thonburi side.

Let's be honest about the biggest question mark. ICONSIAM is on the Thonburi side. For years, this was a dealbreaker for many expats and professionals who wanted to be steps from BTS Asok or Phrom Phong. That calculation has changed significantly.

The Gold Line BTS now connects Charoen Nakhon Station directly to Krung Thonburi Station, which links to the main Silom BTS line. Your commute to Siam or Sathorn is genuinely manageable. ICONSIAM also runs its own free shuttle boats across to Saphan Taksin BTS on the Silom line, and the ride takes about ten minutes.

A couple I know, both working in Silom, tested the commute for a month before signing their lease at Magnolias. Door to desk took them about 35 minutes using the shuttle boat plus BTS. Compare that to sitting in a taxi on Sukhumvit during rush hour and it starts looking quite reasonable. Grab rides to central Bangkok typically run 150 to 300 THB depending on traffic and time of day.

Living on Top of a Mall: Convenience or Chaos?

This is the part that surprises most people. You'd expect noise, crowds, and chaos when your condo literally sits above one of Southeast Asia's largest malls. But the residential towers are designed with separate entrances, dedicated lobbies, and private elevator banks. You don't walk through throngs of tourists to get to your front door.

The convenience factor is absurd. Siam Takashimaya department store is downstairs with a full Japanese supermarket. There's a massive food court, dozens of restaurants, a cinema, banks, clinics, and even a fitness concept store. On weekends and holidays, the mall floors do get packed. But up in the residential levels, it's quiet. The soundproofing is excellent and the river views create this sense of calm that feels completely disconnected from the retail madness below. It's a strange contrast, but it works.

Both towers deliver on build quality. The Mandarin Oriental residences come with hotel level finishes, marble bathrooms, Gaggenau appliances, and access to Mandarin Oriental's legendary service team. Magnolias units feature high ceilings, floor to ceiling windows, and solid European kitchen fittings.

Facilities across both buildings include infinity pools overlooking the Chao Phraya, fully equipped gyms, yoga studios, private dining rooms, and concierge services. Magnolias has a particularly impressive sky lounge that residents use for entertaining guests.

The river views deserve their own mention. Watching the sun set over the Grand Palace and Wat Arun from your living room is something that never gets old. A photographer friend rents a one bedroom at Magnolias partly because the golden hour light from his balcony is, in his words, "better than any rooftop bar in Bangkok."

Who Should Consider ICONSIAM Residences?

These residences make the most sense for professionals or families who value convenience and luxury over nightlife proximity. If your social life revolves around Thonglor's bars and Ekkamai's cafes, the commute will feel like a stretch. But if you work in Sathorn or Silom, prefer river life over street life, and want world class amenities without leaving your building, this is hard to beat.

Families with young children appreciate the safety, the indoor play areas in the mall, and the proximity to international schools on the Thonburi side like ISB, which is a 20 minute drive away. Couples who work from home love the space and the quiet.
