Summary

Complete guide: รีวิวเช่า Life Ladprao: คอนโด AP ย่านเหนือ ราคาโอเค. Expert tips for Bangkok renters.

Life Ladprao is that condo you keep hearing about from coworkers who actually know the Bangkok rental market. It's in Ladprao, which sits just north of the main Rama IX action, and honestly, it's worth the conversation if you're tired of paying 20,000 baht for a shoebox in Thonglor.

I've walked through this building more times than I can count, both as someone apartment hunting and as someone helping friends figure out where to land. Let me tell you what actually matters about renting here, because the Facebook ads don't tell you half of it.

Location and Getting Around

Life Ladprao sits on Soi Ladprao 71, which is close enough to BTS Ari that you can actually walk it in about 12 minutes, depending on traffic lights. That matters. A lot. If you work downtown, you're looking at one BTS stop to Sanam Pao or two to Phrom Phong depending on your office.

The neighborhood itself is that sweet spot between "not touristy" and "actually has stuff to do." There's Wat Saket maybe 10 minutes away by motorcycle taxi, proper restaurants on the main Ladprao road, and if you want to just grab coffee, there's a whole soi of them. One of my friends rented here for two years and said the Ladprao 62 area got him every breakfast he needed.

If you're driving, Rama IX is two minutes south and connects straight to Expressway 7. Coming from the airport via Expressway 1, it's maybe 35 minutes depending on the time you arrive. Not bad for "north Bangkok."

The Units and What You Actually Get

Life Ladprao has studio and one bedroom layouts, which is what you'd expect from an AP project building. The studios run around 22 to 26 square meters, and the one bedrooms are roughly 35 to 40 square meters. These aren't massive, but they're honest about what you're getting, and the layout actually makes sense.

The furniture package is standard Thai condo fare. You get a bed, desk, sofa, air conditioning, kitchen with a small counter, and enough shelving to not live out of your suitcase. A friend who stayed here for six months said the Wi Fi router was solid, which matters more than you'd think in older buildings.

Bathrooms have hot water, decent water pressure, and enough counter space that you don't feel like you're living in a hotel bathroom. The kitchenettes are compact but functional if you actually want to cook something other than instant ramen, which some expats do.

Pricing and Lease Terms

Here's where Life Ladprao starts making sense for your budget. Studios typically rent for 10,500 to 12,500 baht per month if you're doing annual leases, and one bedrooms range from 14,000 to 17,000 baht depending on floor position and condition. For the north Bangkok area, that's genuinely reasonable.

Short term contracts run higher, obviously. Monthly leases add about 20 to 30 percent to those numbers. The building accepts foreign tenants without the usual drama you get at some older Thai-owned condos, which is another practical win.

Most leases are annual agreements, and the building handles deposits the normal way. You're looking at a one month deposit plus one month advance, same as 90 percent of Bangkok condos. Utilities come separately, water and electricity are split on meter readings, so there's no hidden bill surprise at the end of the month.

Building Amenities and Practical Stuff

Life Ladprao has what you'd expect from a mid-range AP building. There's a small gym that gets used but isn't crowded, a lobby area where you can receive guests, and security that actually pays attention at the front desk. The building keeps things clean without making a show of it.

There's a small 7Eleven on the ground floor, which sounds minor until you realize it's 2 AM and you need coffee supplies. Motorcycle parking is managed properly, and if you have a car, there's basement parking available, though sometimes you have to wait for a spot depending on the time of day.

The pool is smaller than some other AP buildings but actually maintained. One tenant I know said it's perfect for actual swimming laps, not just posing in photos, which apparently matters to some people.

Pros and Real Considerations

Life Ladprao genuinely works if you value accessibility to BTS over being in the absolute heart of the action. The building is quieter than central Bangkok, which means you sleep better and your rent doesn't require a second mortgage. The Ladprao area has matured enough that everything you need is nearby without feeling cramped.

The one real consideration is that you're not in Sukhumvit or the CBD, so if you work at Sathorn or Bang Na, your commute involves some planning. If you work near Ratchamangha or anything north toward Saphan Hin, this location makes total sense.

The building itself doesn't have that luxury feel of new developments, but it's been maintained properly and doesn't have the random issues you sometimes find in older Thai condos. It's honest about what it is, which is refreshing.

If you're looking at Life Ladprao seriously, spend time in the area on a weekday morning and evening. Grab breakfast at one of the local spots, check the BTS lines during rush hour, and see if the neighborhood rhythm matches your actual life. That matters more than any review.

Use Superagent to compare this with other options in the Ladprao and Ari areas, check current availability, and message landlords directly about lease flexibility. The north Bangkok market moves fast, and available units change weekly depending on the season.
