If you've been hunting for a condo along the Ladprao corridor, you've probably scrolled past Life Ladprao a dozen times already. This AP Thailand project sits right at the mouth of Ladprao Road, just steps from MRT Phahon Yothin and BTS Ha Yaek Lat Phrao, and it's become one of the most talked about rental options in north Bangkok. But is it actually worth your rent money? I've spent time in and around this building, talked to tenants, and dug into the numbers. Here's what you need to know before signing anything.

Location and Getting Around from Life Ladprao

Let's start with the biggest selling point. Life Ladprao is practically on top of the Ha Yaek Lat Phrao intersection, which is where the BTS Sukhumvit Line meets the MRT Blue Line. That interchange alone makes this one of the best connected condos in the entire Ladprao area. You can be at Asok in about 15 minutes, Siam in around 20, and Chatuchak Weekend Market in literally one stop.

The building sits on Phahon Yothin Road, close to Soi Phahon Yothin 18. Central Ladprao mall is directly across the street, which means groceries at Tops, a cinema, coffee shops, and restaurants are all within a five minute walk. Union Mall is nearby too if you like bargain shopping.

One real scenario worth mentioning: a friend of mine works at a company near MRT Rama 9 and lives at Life Ladprao. His daily commute is two MRT stops, roughly eight minutes door to platform. He gave up a bigger unit in Ratchada specifically for this commute. That tells you a lot about what this location delivers.

Unit Types, Sizes, and What You Actually Get

Life Ladprao offers a mix of one bedroom and two bedroom units. The one bedrooms range from about 26 to 36 square meters, while the two bedrooms come in around 50 to 65 square meters. For a project by AP Thailand, the finishing quality is decent. Think engineered wood flooring, fitted kitchens with hoods and hobs, and built in wardrobes.

The smaller one bedroom units at 26 sqm do feel tight, especially if you work from home. If you're a remote worker or someone who spends a lot of time indoors, aim for the 35 sqm one bedroom or consider the two bedroom layout. The extra space makes a real difference in daily comfort.

Higher floors facing north give you views toward Chatuchak Park and the greener side of Bangkok. South facing units look out over Central Ladprao and the intersection below, which is lively but can feel noisy during rush hour even with the double glazing.

Rental Prices in 2024 and 2025

Here's the part everyone actually wants to know. As of early 2025, one bedroom units at Life Ladprao are renting for roughly 12,000 to 18,000 THB per month, depending on floor, furnishing level, and whether the owner has invested in upgrades. A nicely furnished 35 sqm one bedroom on a mid floor typically lists around 15,000 to 16,000 THB.

Two bedroom units range from about 22,000 to 30,000 THB. A well kept two bedroom at 58 sqm on a high floor with city views will usually go for around 25,000 to 28,000 THB. These numbers are competitive compared to nearby options like Whizdom Avenue Ratchada or The Line Phahon Pradipat, both of which tend to ask slightly more for similar sizes.

Common fees are typically covered by the owner, but always double check. Some landlords try to pass on common area fees to tenants, which adds about 1,500 to 2,500 THB per month depending on unit size.

Facilities and Daily Living Experience

AP Thailand usually does a solid job with common areas, and Life Ladprao is no exception. The rooftop pool has skyline views, and there's a decent gym with cardio and weight equipment. A co working space on one of the upper floors is a nice touch, especially for freelancers and remote workers who want a change of scenery without leaving the building.

The lobby area is staffed 24 hours with keycard access throughout. Package management works well here, which matters more than people realize when you're ordering everything from Lazada and GrabMart.

For daily errands, you genuinely don't need a car. Central Ladprao covers 90 percent of what you'd need. There's a Tops supermarket, a Daiso, banks, pharmacies, and a food court. Street food stalls along Soi Lat Phrao 1 and the surrounding sois offer meals from 40 to 80 THB. A couple who previously lived near On Nut told me they actually spend less on food here because the street food variety is so good.

Who Should Rent Here and Who Should Look Elsewhere

Life Ladprao is ideal for young professionals, couples, and anyone whose office is accessible via the BTS or MRT. It's also a smart choice for people who work around Chatuchak, Ladprao, Ratchada, or the northern Sukhumvit stretch. The intersection connectivity is hard to beat at this price point.

Families with kids might find the units too compact. There's no dedicated playground, and the surrounding area, while convenient, is very urban. If you need more space and a family friendly environment, something like Setthasiri or a low rise along Ladprao Soi 71 might be a better fit.

Also, if you're a light sleeper and end up in a lower floor unit facing the main road, bring earplugs or request a higher floor. The Phahon Yothin and Ladprao intersection is one of the busiest in Bangkok, and that energy comes with noise.
