Quinn Sukhumvit 101: East Bangkok Value Condo Reviewed

Summary

Read our Quinn Sukhumvit review to learn if this affordable East Bangkok condo meets your rental needs and budget expectations.

If you've been hunting for a condo along Sukhumvit that doesn't immediately drain your bank account, you've probably scrolled past Quinn Sukhumvit 101 a few times. This project from Sansiri sits on the eastern stretch of Sukhumvit, tucked right next to BTS Punnawithi. It's the kind of building that makes you pause and think, "Wait, I can actually afford something decent on the BTS line?" Let's break down what living here actually feels like, who it works best for, and whether it deserves a spot on your shortlist.

Location and Getting Around from Punnawithi

Quinn Sukhumvit 101 sits on Sukhumvit Soi 101, just a short walk from BTS Punnawithi station. We're talking about a five to seven minute walk depending on your pace and the heat that day. That connection to the BTS is the single biggest selling point of this location, because once you're on the Sukhumvit line, you're roughly 15 minutes from Thong Lo and about 25 minutes from Asok.

Now let's be honest. This part of Sukhumvit is not the glamorous central stretch. You won't find rooftop cocktail bars on every corner or boutique coffee shops lining the soi. What you will find is real Bangkok. Street food vendors, local markets, and the massive Lotus's on Sukhumvit 101 where you can do a full grocery run for a fraction of what you'd spend at a Gourmet Market in Phrom Phong.

A friend of mine relocated from a studio near BTS Ekkamai to a one bedroom at Quinn and cut her rent nearly in half. She still commutes to her office near Asok every morning, and the extra 10 minutes on the BTS barely registers. The savings, though, very much register in her monthly budget.

The Building and What You Actually Get

Sansiri developed Quinn Sukhumvit 101, and it shows in the build quality. The lobby feels modern without being over the top, common areas are well maintained, and the finishing in units is a step above what you'd expect at this price point. The project was completed in 2018, so it's settled in but still feels relatively new.

Units range from studios around 22 sqm to two bedroom layouts pushing 60 sqm. The studios are compact but efficiently designed, which is pretty standard for Sansiri projects in this segment. Ceiling height is decent, and most units get solid natural light. Kitchenettes come with a two burner electric stove and a decent sized fridge, enough for basic cooking but you're not hosting dinner parties.

Facilities include a rooftop pool with a surprisingly nice view of east Bangkok, a well equipped gym, a co working area, and 24 hour security. The pool area gets busy on weekends but is usually quiet during weekday afternoons. One tenant I know works remotely and uses the co working lounge almost daily, saying it beats paying for a seat at a cafe down the road.

Rent Prices and Value for Money

This is where Quinn Sukhumvit 101 really gets interesting. Studios typically rent for 8,000 to 12,000 THB per month, depending on the floor, furnishing, and how motivated the landlord is. One bedrooms sit in the 12,000 to 18,000 THB range. Two bedrooms can be found for 18,000 to 25,000 THB, though these are less common on the rental market.

Compare that to a similar Sansiri project along the Thong Lo to Phrom Phong corridor and you're looking at easily double those numbers. A one bedroom at XT Ekkamai, for example, would run you 22,000 to 30,000 THB for a similar sized unit. The trade off is location prestige, not build quality.

For young professionals, couples starting out, or anyone working in the True Digital Park area nearby, the value here is hard to beat. You get a branded developer, BTS access, and modern facilities at prices that leave room in your budget for actually enjoying Bangkok.

The Neighborhood Vibe and Daily Life

Living near Punnawithi means living in a neighborhood that's genuinely evolving. True Digital Park, Bangkok's tech and startup hub, is just one BTS stop away at Punnawithi itself. This has brought in a younger crowd, more cafes, and a handful of decent restaurants that didn't exist here three years ago.

For everyday needs, you're covered. 7 Elevens are everywhere, obviously. There's a good night market near BTS Udomsuk that runs several evenings a week. If you want a proper shopping trip, Mega Bangna is a short taxi ride away, and you can catch a Grab there for around 50 to 70 THB.

One couple I spoke with moved to Quinn after years in the Ari area. They were skeptical about east Sukhumvit at first but ended up loving the quieter pace. They walk to a local som tum lady every evening, hit the rooftop pool on weekends, and bank the savings toward travel. Their words: "We actually have a life here instead of just paying rent."

Who Should Consider Quinn Sukhumvit 101

This building makes the most sense for budget conscious renters who still want to be on the BTS line. If you work anywhere along the Sukhumvit corridor, from On Nut all the way to Siam, the commute is manageable. It's also a smart pick for remote workers who don't need a central address but appreciate having city access when they want it.

It's less ideal if you go out in Thong Lo or Ekkamai multiple nights a week, because late night Grabs back to Soi 101 will add up and eat into those savings. It's also not the best fit if you need international schools nearby, as most are clustered further west or out toward Bangna.

Quinn Sukhumvit 101 won't wow anyone with a trendy postcode, but it delivers where it counts: solid construction, real BTS connectivity, and monthly rent that doesn't make you wince. For a lot of renters in Bangkok right now, that combination is exactly what they need.
