The Base Rama 9: Review of Sansiri's New CBD Condo for Renters

Sansiri has been on a building spree along the Rama 9 corridor, and The Base Rama 9 is one of those projects that keeps popping up in rental searches. Sitting right in what many now consider Bangkok's secondary CBD, this condo targets the young professional crowd who want to live close to office towers without paying Sukhumvit prices. But is it actually a good place to rent? I've spent time walking the project, talking to tenants, and comparing it against the competition. Here's what you need to know before signing a lease.

Location and Getting Around from The Base Rama 9

The Base Rama 9 sits on Rama 9 Road, and the biggest selling point is its proximity to MRT Rama 9 station. You're looking at roughly a 5 to 7 minute walk depending on your pace and which building entrance you use. That's close enough to be genuinely convenient but not so close that you'll hear train noise at night.

What makes this location work is the surrounding infrastructure. Central Rama 9 shopping mall is practically next door, which means groceries at Tops, a food court for lazy dinner nights, and a cinema when you need to kill time. The G Tower and Unilever House office complexes are within walking distance, so if you work in one of the Rama 9 corporate towers, your commute could literally be a 10 minute stroll.

One thing renters sometimes overlook is the traffic situation on Rama 9 Road itself. During morning and evening rush, this stretch gets absolutely brutal. If you rely on the MRT, no problem. But if you drive or take taxis regularly, budget extra time. A colleague of mine who rented here ended up switching to a motorbike just for the last kilometer stretch from the main road to the condo because Grab cars would sit in traffic for 20 minutes during peak hours.

Unit Types and What You'll Actually Pay

The Base Rama 9 offers mostly compact units. You'll find studios starting around 26 square meters and one bedroom units in the 30 to 34 square meter range. There are some larger one bedroom layouts pushing toward 38 square meters, but they're less common on the rental market.

For rental prices, expect to pay somewhere between 10,000 and 14,000 THB per month for a studio, depending on the floor, view, and how the owner furnished it. One bedroom units typically land between 13,000 and 18,000 THB. If you find something above 18,000, it's probably a higher floor unit with a city view and upgraded furniture, or the landlord is being optimistic with the pricing.

These numbers make The Base Rama 9 competitive against nearby options like Life Asoke Rama 9 or Rhythm Asoke, though those projects tend to command slightly higher rents due to being closer to the Asoke intersection. For a young professional earning 40,000 to 60,000 THB per month, the rent here fits comfortably within a reasonable budget.

Build Quality and Living Experience

Sansiri's Base series is positioned as their affordable tier, and you can feel that in the finishes. The units come with functional but basic materials. Think laminate flooring, simple kitchen countertops, and compact bathrooms. Nothing will wow you, but nothing will fall apart either. It's solidly middle of the road for this price point.

The common areas are where Sansiri tends to invest more effort. The rooftop pool is a highlight, offering decent views of the Rama 9 skyline. There's a fitness room that covers the basics, a co working space, and a garden area. The lobby feels modern and well maintained, which is typical of Sansiri properties even at the Base level.

I spoke with one tenant who had been living there for about 14 months. Her main complaint was sound insulation between units. She could occasionally hear her neighbor's TV through the wall, especially late at night. This is a common issue in Bangkok condos at this price range, so it's not unique to The Base Rama 9, but it's worth knowing if you're a light sleeper. Her advice was to request a unit that doesn't share a bedroom wall with the neighboring unit's living room.

Who This Condo Works Best For

The Base Rama 9 is a solid match for single professionals or couples who work in the Rama 9 area and want an uncomplicated, affordable rental. It's especially appealing if your office is at True Digital Park, G Tower, or any of the buildings clustered around the MRT station.

It's less ideal for families. The unit sizes simply don't support more than two people comfortably, and there aren't many family oriented amenities or international schools within easy reach. Families would be better served looking at larger projects along Ratchadaphisek or further out toward Ramkhamhaeng.

Remote workers will appreciate the co working space, but the compact unit sizes mean you might feel cramped after a full day working from your studio. If working from home is your primary setup, consider whether that 26 square meter studio will still feel comfortable on month three.

How It Stacks Up Against Nearby Options

The Rama 9 corridor has become crowded with condo options. Compared to Ideo Mobi Rama 9, The Base tends to offer slightly lower rents for similar sized units. Against Supalai Veranda Rama 9, you get a newer building with better common areas but smaller rooms. Life Asoke Rama 9 is the step up option if you can stretch your budget by 3,000 to 5,000 THB per month for a more premium feel.

The key advantage of The Base Rama 9 is the price to location ratio. You're getting genuine CBD proximity managed by a reputable developer at rents that won't destroy your monthly budget. That combination is hard to beat in today's market.

If The Base Rama 9 sounds like it could work for you, the next step is checking what's actually available right now. Listings turn over quickly in this building because of the price point and demand. Head over to superagent.co to search current units, compare prices across the Rama 9 area, and find a rental that fits your budget and commute without the usual headaches of dealing with multiple agents.
