The Base Rama 9: Sansiri's New CBD Condo Full Review
Discover why Sansiri's latest CBD development is reshaping Bangkok's rental landscape
Summary
The Base Rama 9 review reveals Sansiri's premium CBD condo offering modern living, excellent connectivity, and smart investment potential for Bangkok rente
If you've been scrolling through condo listings in the Rama 9 area lately, you've probably noticed The Base Rama 9 popping up everywhere. Sansiri launched this project targeting young professionals and renters who want to live close to the new CBD without paying Sukhumvit prices. But does it actually deliver? I've walked through the building, checked out multiple units, and talked to tenants who live there. Here's what you need to know before signing a lease.
Location and Getting Around from The Base Rama 9
The Base Rama 9 sits on Rama 9 Road, which has quietly become one of Bangkok's most important business corridors. The MRT Rama 9 station is about a 5 to 7 minute walk from the lobby, which is honest and manageable but not the "steps from the station" claim you sometimes see in marketing materials.
What really sells this location is proximity to the Central Rama 9 complex, including the G Tower and Unilever House office buildings. If you work in that cluster, your commute could literally be a 10 minute walk. Fortune Town is right there too, which is great for electronics and a surprisingly solid food court lunch for 50 to 60 baht.
For weekend errands, Jodd Fairs Night Market (the one that replaced the old Train Night Market) is a short motorbike taxi ride away. And if you need to get to Sukhumvit or Asoke, MRT Phra Ram 9 connects you in just two stops to MRT Sukhumvit, where you can transfer to BTS Asoke. A friend of mine works at Exchange Tower on Asoke and does this commute daily in about 20 minutes door to door.
Unit Types, Sizes, and What You Actually Get
Sansiri built The Base Rama 9 with compact living in mind. Most of the rental stock consists of studios around 26 sqm and one bedroom units around 30 to 34 sqm. There are some larger one bedroom layouts that push closer to 38 sqm, but those get snapped up fast.
The studios feel tight if you're coming from a larger space, but Sansiri's layout team did a decent job with built in storage and functional kitchenettes. The one bedroom units are noticeably more livable. You get a proper separation between sleeping and living areas, and the bathrooms have rain showers, which is a nice touch at this price point.
Finishes are standard Sansiri quality. Think laminate flooring, decent cabinetry, and air conditioning units that actually cool the room without sounding like a jet engine. One tenant I spoke with mentioned that the walls are on the thinner side, so if your neighbor loves late night Netflix binges at full volume, you will know about it.
Rent Prices and What's Actually Fair in 2024
This is where The Base Rama 9 gets interesting for renters. Studios typically list between 9,000 and 12,000 baht per month, while one bedroom units range from 12,000 to 16,000 baht. Fully furnished units on higher floors with clear views can push toward 17,000 to 18,000 baht, but that's the ceiling for most layouts.
Compared to similar Sansiri projects like The Base Park West on Petchaburi or The Base Sukhumvit 77, you're getting a more central location at roughly the same price tier. A colleague recently moved from a studio at Lumpini Suite Dindaeng, Ratchaprarop, where she was paying 11,000 baht for a dated unit. She switched to a one bedroom at The Base Rama 9 for 14,000 baht and says the upgrade in building quality alone was worth the extra 3,000.
Common charges run around 45 to 55 baht per sqm, which is typical for this class of condo. Electricity is billed by the building at around 7 to 8 baht per unit, so expect monthly utility costs of 1,500 to 2,500 baht depending on how much you run the AC.
Facilities and Day to Day Living
The rooftop pool is the star here. It's not huge, but the views toward the Rama 9 skyline are genuinely impressive, especially around sunset. There's a fitness room that covers the basics with treadmills, free weights, and a cable machine. It gets crowded between 6 and 8 PM on weekdays, so plan accordingly.
The lobby has a co working area with decent WiFi, which has become a real selling point since remote work took off. I watched a guy run an entire Zoom meeting from the lobby lounge on a Tuesday afternoon and nobody batted an eye. Security runs 24 hours with key card access on every floor, and the management team is generally responsive to maintenance requests within 24 to 48 hours.
Street food options along Rama 9 Soi 13 and the surrounding area are plentiful. You can eat well for 40 to 80 baht per meal without breaking a sweat. 7 Eleven and a small minimart sit within the ground floor retail area, so late night snack runs are covered.
Who Should Rent Here and Who Should Look Elsewhere
The Base Rama 9 is a strong pick for single professionals or couples working in the Rama 9 CBD corridor. If your office is at G Tower, True Digital Park (okay, that's Punnawithi, different story), or anywhere along the MRT Blue Line, this location makes real sense. The price to quality ratio is solid, and Sansiri's brand consistency means you're not gambling on some unknown developer.
If you need space for a family, look elsewhere. These units max out at around 38 sqm, which is fine for one or two people but cramped for anyone with kids. And if nightlife access matters to you, Thonglor and Ekkamai will feel far, even though they're technically just a few MRT and BTS stops away.
Overall, The Base Rama 9 delivers exactly what it promises. A well built, affordable condo in a rapidly developing business district. It's not luxury living, but it's smart living for the price.
