The Line Asoke-Ratchada: Renter's Review — Price, Location, and What Life's Like

If you've been condo hunting anywhere near the Rama 9 and Asoke corridor, you've almost certainly come across The Line Asoke Ratchada. It sits right at the intersection of two of Bangkok's busiest transit lines, and that alone makes it one of the most talked about rental options in the area. But is it actually worth the rent? Let's break down what living here is really like, from the commute to the monthly cost to the stuff nobody mentions in the listing photos.

Location and Getting Around

The Line Asoke Ratchada is parked right next to MRT Phra Ram 9 station. We're talking a covered walkway that takes you maybe two minutes on foot. That connection alone is a huge deal because MRT Phra Ram 9 is only one stop from MRT Sukhumvit, where you can transfer to BTS Asok. So you effectively have access to both rail lines without breaking a sweat.

For anyone working in the Asoke or Sukhumvit office corridor, this is a genuine 10 to 15 minute door to desk commute. Same goes for people heading toward Lat Phrao or Chatuchak. The MRT Blue Line loops around the city now, so you can reach places like Tha Phra or Bang Sue without needing to transfer at all.

Right outside the condo, you have Fortune Town mall and the Central Rama 9 complex within walking distance. Need to grab dinner at 10pm on a Tuesday? The street food along Ratchadaphisek near Soi 3 has you covered. A colleague of mine who rented here for two years said he barely used Grab because everything he needed was within a five minute walk.

Unit Types and Monthly Rent

The Line Asoke Ratchada offers a mix of studio, one bedroom, and two bedroom units. Studios start around 28 square meters, and the one bedrooms typically range from 34 to 35 square meters. Two bedroom units come in around 58 square meters. These are Sansiri specs, so the layouts are efficient even if they're compact.

As of 2024 and into early 2025, expect to pay roughly 13,000 to 16,000 THB per month for a studio, depending on the floor and furnishing condition. One bedrooms range from about 17,000 to 23,000 THB. Two bedrooms can go from 28,000 up to 35,000 THB for higher floors with city views. These numbers shift a bit depending on the lease term and whether you negotiate directly with the owner.

A friend recently signed a one bedroom lease on the 25th floor for 19,000 THB per month on a one year contract. She got the landlord to include a washing machine in the deal, which is a solid example of why it pays to ask before you just accept the listing price.

Facilities and Day to Day Living

The building has the standard Sansiri amenity package. There's a rooftop pool with a pretty decent view of the Rama 9 skyline, a fitness center that's well equipped enough to skip a gym membership, a co working lounge, and a garden area. The lobby is clean and modern, and the security uses key card access for elevators.

One thing to keep in mind is that this is a large development with hundreds of units. During peak hours, especially around 8am and 6pm, the elevator wait can test your patience. If you're on a lower floor, taking the stairs honestly saves time some mornings.

The building management is generally responsive, though some tenants have mentioned that maintenance requests during weekends can take a bit longer. Garbage and recycling areas are well maintained, and the common areas stay clean. For daily groceries, there's a Tops supermarket in Fortune Town and a bigger selection at Central Rama 9, both reachable on foot in under ten minutes.

Who This Condo Works Best For

The Line Asoke Ratchada is ideal for young professionals, couples, and remote workers who want transit access without paying full Sukhumvit prices. You get a similar commute to Asoke but at rents that are often 20 to 30 percent lower than comparable buildings on Sukhumvit Soi 19 or Soi 21.

It's also a strong pick for anyone working at the offices clustered around Rama 9, like the AIA Capital Center, G Tower, or Unilever House. One of my coworkers moved here specifically because he could walk to his office at G Tower in eight minutes. No train, no taxi, no stress.

Families with small children might find the studios and one bedrooms tight, but a two bedroom unit on a higher floor can work well for a couple with one kid, especially with Ruamrudee International School and other options accessible by school van routes in the area.

Things to Watch Out For

No condo is perfect. The Ratchadaphisek side of the building can get noisy, especially on weekends when traffic builds up along the main road. Ask for a unit facing the interior or the quieter side if sound sensitivity is an issue for you.

Also, some units have been rented out so many times that the furniture and appliances show wear. Always do an in person visit before signing. Check the air conditioning, water pressure, and the condition of the mattress. These small details make a big difference when you're living somewhere for a year.

The Line Asoke Ratchada remains one of the best value for location condos in the Rama 9 area. If you want solid transit access, modern facilities, and rent that doesn't eat your entire salary, it deserves a serious look.
