Condolette Midst Sathorn: Budget Sathorn Condo Full Review

Summary

Condolette Midst Sathorn offers budget-friendly condo living in Bangkok's Sathorn district with stylish units, excellent facilities, and convenient BTS acc

If you work in Sathorn and your budget tops out around 12,000 to 15,000 baht a month, your options start to feel pretty limited. Most Sathorn condos either price you out or stick you in a shoebox with a view of a concrete wall. Condolette Midst Sathorn is one of those buildings that keeps popping up in budget searches for the area, and for good reason. It delivers a surprisingly decent living experience without draining your bank account. But it also has its quirks, and you should know about them before signing a lease.

Location and Getting Around from Condolette Midst Sathorn

Condolette Midst Sathorn sits on Soi Suanplu, which is technically in the Sathorn district but slightly set back from the main Sathorn Road corridor. The nearest BTS station is Chong Nonsi, roughly a 10 to 12 minute walk. That walk can feel a lot longer during the hot season or the rainy months, so most residents rely on motorcycle taxis at the mouth of the soi. A quick hop to BTS costs about 15 to 20 baht.

The location works well for people who commute along the Silom or Sathorn BTS line. If your office is near Sala Daeng or Saphan Taksin, you are looking at a total commute of about 20 to 25 minutes door to desk. Soi Suanplu itself has a neighborhood feel with small restaurants, laundry shops, and a few wine bars. It is not as chaotic as living right on Sathorn Road, which is actually a plus for most tenants.

Imagine you land a new job at one of the towers near Chong Nonsi intersection. You want to live close but cannot justify 25,000 baht a month on rent. This building puts you within striking distance of the office district without the premium price tag that buildings like The Address Sathorn or Nara 9 command.

Unit Sizes, Layout, and What You Actually Get

The building offers mostly studio and one bedroom units. Studios run about 26 to 28 square meters, while one bedrooms come in at roughly 30 to 35 square meters. These are not spacious by any standard, but the layouts are reasonably efficient. Most units have a separated kitchen area rather than a fully open plan, which is nice if you actually cook at home.

Furnishings vary a lot depending on the owner. Some units come fully loaded with a washing machine, microwave, and decent furniture. Others feel like the owner bought everything from a single budget catalog in 2014 and never looked back. Always check photos carefully and visit in person before committing.

A friend of mine rented a one bedroom here for about 13,000 baht per month. The unit was on a higher floor with a partial city view and came with a washer and a basic kitchen setup. For that price in Sathorn, he considered it a solid deal, especially compared to similar sized units near BTS Surasak that were asking 16,000 to 18,000 baht for roughly the same thing.

Facilities and Building Condition

Condolette Midst Sathorn was completed around 2013 by Quality Houses, a well known Thai developer. The building is not brand new anymore, and it shows in some of the common areas. The lobby is clean but modest. The pool is small, more of a dipping pool than a lap pool. There is a basic gym with a few cardio machines and a weight rack, but serious gym goers will probably want a nearby fitness membership.

Security is decent with key card access and 24 hour guards. Parking is available but limited, so if you have a car, confirm a parking spot before signing your lease. The building also has a small co-working lounge area, though do not expect anything fancy.

For comparison, a building like Centric Sathorn, which is slightly newer and closer to BTS Saint Louis, offers better facilities but charges noticeably higher rents. You are essentially trading pool size and gym equipment for savings of 3,000 to 5,000 baht per month at Condolette Midst Sathorn, which for many renters is a completely fair tradeoff.

Rent Prices and What to Expect in 2024 and 2025

Studios at Condolette Midst Sathorn typically rent for 10,000 to 13,000 baht per month. One bedroom units fall in the 12,000 to 16,000 baht range depending on floor level, furnishing quality, and whether the unit has been recently renovated. A few owners have updated their units with modern kitchens and nicer bathrooms, and those tend to sit at the top of the range.

Deposits are usually two months rent plus one month advance, which is standard for condos in this price bracket. Lease terms are typically 12 months, though some owners will negotiate shorter stays if occupancy is low.

One thing to watch out for is utility markups. Some landlords here charge electricity at 7 to 8 baht per unit instead of the government rate of around 4 baht. That can add 1,000 to 2,000 baht to your monthly costs, especially if you run the air conditioning all day. Always clarify electricity rates before signing anything.

Who Should Rent Here and Who Should Look Elsewhere

This building works best for single professionals or young couples on a budget who need to be in or near the Sathorn business district. It is a practical, no nonsense option that prioritizes location and affordability over luxury finishes and resort style amenities.

If you work from home full time and need a larger space, you might feel cramped. If you have kids, the building does not really cater to families, and there are no playrooms or significant green spaces. Families would probably be happier looking at something along BTS Bearing or in the Rama 9 area where you can get two bedrooms for a similar price.

But if your priority is getting to Silom or Sathorn quickly while keeping rent under 15,000 baht, Condolette Midst Sathorn deserves a spot on your shortlist. It is one of those buildings that punches above its weight for the price, as long as you pick the right unit from the right owner.
