Lumpini Park Riverside: Chao Phraya View Condo Complete Review

Summary

Get our complete lumpini park riverside review covering amenities, location, pricing and resident insights for Bangkok's premier waterfront condo.

There's a moment every evening around 6pm when the sun drops behind the Chao Phraya and the entire western sky turns orange and pink. If you're watching it from a balcony at Lumpini Park Riverside, you understand exactly why this condo has kept its reputation for over a decade. It's not the newest building on the river. It's not the flashiest. But for renters who want genuine riverfront living without paying Peninsula prices, this one deserves a serious look.

Location and Getting Around from Lumpini Park Riverside

Lumpini Park Riverside sits on Charoen Nakhon Road, on the Thonburi side of the Chao Phraya River. The closest BTS station is Saphan Taksin on the Silom Line, which you reach by the project's own shuttle boat. That boat ride takes about 10 minutes and runs regularly during morning and evening rush hours.

If you work in Silom or Sathorn, the commute is actually quite manageable. Hop on the shuttle boat, walk to Saphan Taksin BTS, and you're at Chong Nonsi or Sala Daeng within minutes. A colleague of mine who worked at a law firm on Sathorn Soi 1 lived here for three years and said his total commute was around 30 minutes door to desk.

For everyday errands, there's an ICONSIAM shuttle boat nearby, and the Charoen Nakhon area has been growing fast with new malls, restaurants, and cafes. You also have a 7 Eleven and local food vendors right outside the project. Grab and Bolt rides to Silom typically cost 80 to 150 THB depending on traffic and time of day.

The Building and Facilities at Lumpini Park Riverside

Developed by LPN Development, this project was completed back in 2008. It's a large development with multiple towers and over 5,000 units total. Yes, that's a big number. But the upside is that common area maintenance stays affordable, and the facilities punch well above what you'd expect at this price point.

The riverside swimming pool is the star here. It's long, well maintained, and looks directly out over the Chao Phraya. There's also a gym, a library room, a kids' play area, and landscaped garden paths that feel surprisingly peaceful for such a large project. Security is 24 hours with key card access at every tower entrance.

One thing to know is that building age means some towers show more wear than others. Ask to see the specific tower and floor before signing anything. Towers closer to the river obviously command higher rents, but the interior towers can be significantly cheaper while still giving you access to all the same riverside facilities.

Unit Types and What You'll Actually Pay

Most units at Lumpini Park Riverside are compact. You'll find studios around 26 square meters, one bedrooms between 28 and 38 square meters, and two bedrooms from 56 to 68 square meters. These are not sprawling luxury layouts. They follow the typical Lumpini formula of efficient, functional spaces designed for practical living.

Rental prices as of 2024 and into 2025 generally look like this. Studios go for around 8,000 to 12,000 THB per month. One bedrooms range from 10,000 to 16,000 THB. Two bedrooms sit between 15,000 and 22,000 THB. River view units on higher floors push toward the top of those ranges, while lower floor interior facing units can be real bargains.

I know a young couple who moved here from a 15,000 THB studio in Ekkamai. They got a two bedroom river view unit for 19,000 THB and couldn't believe the upgrade. More space, better views, a pool they actually used every week, and their grocery bill dropped because local food options on Charoen Nakhon are cheaper than Sukhumvit.

Who Should Rent at Lumpini Park Riverside

This condo works best for budget conscious renters who value lifestyle perks like river views and a great pool over being steps from a BTS station. If you work remotely or have a flexible schedule, the slight inconvenience of the shuttle boat becomes a non issue. Teachers at international schools in Thonburi and employees at companies along the river corridor find it especially convenient.

Families with young kids can make it work too. The two bedroom units offer enough room, the grounds are safe for children to walk around, and the community feel here is stronger than many Bangkok condos because of the project's size and the shared amenities.

It's less ideal if you need to be on upper Sukhumvit every day or if you go out in Thonglor regularly. The distance from the main nightlife and dining strips is real, and late night Grab rides back from Sukhumvit can cost 200 to 300 THB.

What to Watch Out For

Building age is the biggest factor. Check the condition of the unit carefully. Some landlords have renovated beautifully with modern kitchens and new furniture. Others have left units basically untouched since 2008. The difference between a renovated and unrenovated unit at the same price can be dramatic, so always visit in person.

Also pay attention to which tower your unit is in. Some towers are closer to the road and get more traffic noise, while the riverside towers are quieter. Ask about the shuttle boat schedule too, because it doesn't run 24 hours and you'll need a backup plan for late nights.

Lumpini Park Riverside remains one of the best value riverside condos in Bangkok. You get views, facilities, and a genuine community atmosphere at prices that are hard to match anywhere else along the Chao Phraya.
