Noble RE:D Asoke: High-Floor Compact Condo at Asok Reviewed

Summary

Noble RE:D Asoke review reveals why this high-floor compact condo offers exceptional value in Bangkok's most vibrant business district near BTS.

If you have ever stood at Asok intersection during rush hour, you already know this is one of Bangkok's most connected and chaotic corners. Right in the thick of it sits Noble RE:D Asoke, a compact high-rise that has quietly become one of the more popular rental picks for young professionals and expats who want to live right on top of the city's busiest transit hub. But is it actually worth the rent, or are you just paying for the location? I have walked through multiple units, talked to tenants, and tracked rental prices over the past year. Here is my honest Noble RE:D Asoke review for anyone seriously considering this building.

Location: Right on the Pulse of Asok

Noble RE:D sits on Sukhumvit Soi 12, just a short walk from the Asok BTS station and the Sukhumvit MRT station. That dual transit access is the single biggest selling point. You can reach Siam in about 10 minutes on the BTS or get to Chatuchak via the MRT Blue Line in under 20 minutes. For anyone commuting to offices in Silom, Sathorn, or Phrom Phong, this is about as centrally located as it gets.

The immediate area around Soi 12 is packed with options. Terminal 21 mall is across the street. Exchange Tower and Interchange 21, two major office buildings, are within a five-minute walk. Grab a late dinner at the food stalls along Soi Cowboy or duck into one of the Japanese restaurants that line Soi 12 itself. A friend of mine moved here specifically because she could walk to her office at Interchange 21 and never deal with Bangkok traffic again. That alone saved her roughly 45 minutes each way.

The downside? Noise. Sukhumvit Road is loud, and Soi 12 can get congested during peak hours. If you are a light sleeper and end up on a lower floor facing the main road, consider investing in good earplugs or asking specifically for a unit facing away from Sukhumvit.

Unit Sizes and Layout: Small but Functional

Noble RE:D Asoke was developed by Noble Development and completed in 2017. The building is 35 stories tall with around 1,100 units total. That is a lot of units, and you can feel it in the common areas during peak hours. The majority of units are studios and one-bedrooms, designed for single occupants or couples rather than families.

Studios start at about 24 square meters, while one-bedroom units range from 29 to 34 square meters. There are a handful of larger two-bedroom units at around 52 square meters, but they are rare on the rental market. The layouts are efficient if a bit tight. Kitchens are compact galley-style setups, typically with a two-burner electric stove and a small counter. Do not expect to host dinner parties here.

I recently viewed a one-bedroom unit on the 28th floor. At 31 square meters, it felt surprisingly livable. The bedroom was separated from the living area by a proper wall, not a sliding partition, which is a big plus compared to many condos in this price range. The balcony was small but offered a decent city view stretching toward the Benchakitti Park area. A colleague who rented a 24-square-meter studio on the 15th floor said he treated it purely as a sleeping base. He worked from cafes nearby and only came home to sleep and shower. For that lifestyle, the size works perfectly.

Facilities and Building Management

The facilities at Noble RE:D Asoke punch above what you might expect for a building with this many compact units. There is a rooftop pool on the 35th floor with solid city views, a decent gym with cardio machines and free weights, a co-working lounge, and a sky garden. The pool area can get crowded on weekends, especially during the hot season, but on weekday mornings it is usually quiet.

Building management is handled reasonably well, though the sheer number of units means the elevators can be painfully slow during morning rush. Expect a 5 to 10 minute wait between 7:30 and 9:00 AM. According to tenant reviews compiled on DDproperty, this is one of the most frequent complaints about the building. Security is 24-hour with keycard access, and there is a staffed lobby. Maintenance requests are generally handled within a day or two for minor issues.

One practical note: the juristic office is responsive, but some tenants have mentioned that common area air conditioning in the lobby and hallways can be inconsistent. Not a dealbreaker, but something to be aware of during April when Bangkok heat peaks.

Rental Prices: What You Will Actually Pay

This is where Noble RE:D Asoke gets interesting. Average rent for a studio unit currently sits between 12,000 and 18,000 THB per month, depending on the floor, furnishing, and view. One-bedroom units typically go for 18,000 to 28,000 THB per month. The average rent for a one-bedroom in the Asok area overall is approximately 22,000 to 35,000 THB per month, which means Noble RE:D often comes in at the lower end of the neighborhood range.

High-floor units with unobstructed views command a premium. A fully furnished one-bedroom on floor 30 or above with a city view will likely sit around 25,000 to 28,000 THB. Lower floors facing the interior of the project can go as low as 16,000 to 18,000 THB for a one-bedroom, which is genuinely competitive for this location.

Electricity is billed by the building's own meter at a slight markup over the Metropolitan Electricity Authority rate. Water is similarly marked up but usually stays under 500 THB per month. Budget an additional 2,000 to 4,000 THB monthly for utilities depending on how aggressively you run the AC.

How Noble RE:D Compares to Nearby Condos

The Asok area is dense with condo options. To give you a clearer picture of where Noble RE:D fits, here is a comparison with other popular rental buildings within walking distance of the same BTS and MRT stations.

As you can see, Noble RE:D sits at the affordable end of the Asok spectrum. The Lofts Asoke offers larger units and a more premium feel, but you will pay significantly more. Rende and Edge on Soi 23 are similar in size and price but sit a bit further from the main intersection. Data from FazWaz listings confirms that Noble RE:D consistently has more available units than its neighbors, which can give renters more negotiating power.

Who Should Rent Here (and Who Should Not)

Noble RE:D Asoke is ideal for solo professionals or couples who prioritize location and transit access above all else. If your office is anywhere along the BTS Sukhumvit Line or the MRT Blue Line, living here means you can commute without ever sitting in traffic. It is also a strong pick for digital nomads who want a central base without paying Thong Lo or Phrom Phong prices.

A specific example: a software developer I know relocated from Chiang Mai to Bangkok for a hybrid role at a company in Phrom Phong. He rented a one-bedroom at Noble RE:D on the 22nd floor for 20,000 THB per month. His commute was two BTS stops, about seven minutes door to door. He used the co-working space in the building on remote days and walked to Terminal 21 for lunch. For his needs, the building was a perfect fit.

Who should skip it? Families with kids will find the units too small and the building too densely populated. Pet owners should note that the building does allow small pets, but the limited unit space makes it tough for anything bigger than a small dog or cat. Anyone who needs a proper kitchen for daily cooking will also feel cramped. And if you are sensitive to noise or crowds, the sheer density of 1,100 units in a single tower can feel overwhelming.

Noble RE:D Asoke is not a luxury condo, and it does not pretend to be. What it offers is an unbeatable location at a price point that undercuts most of its neighbors, wrapped in a relatively modern building with solid facilities. For the right renter, especially someone who values being in the center of Bangkok's action over having extra square meters, it is a genuinely smart choice. Just make sure you ask for a high floor and a quiet-side unit. Those two details make a bigger difference here than in almost any other building I have reviewed.
