I have spent time in both towers, talked to tenants, and walked the neighborhood more times than I can count. Here is what you really need to know before signing a lease at Park 24 Sukhumvit.

Location: Phrom Phong Without the Phrom Phong Price Tag

Park 24 sits on Sukhumvit Soi 24, and this is both its biggest strength and something you need to understand clearly. The building is not right on top of BTS Phrom Phong. You are looking at roughly a 10 to 12 minute walk to the station, or a quick motorcycle taxi ride that will cost you 20 to 30 baht.

That said, Soi 24 itself is a fantastic stretch. You have got Benchasiri Park literally across the street, which is a genuine luxury for Bangkok renters. Morning joggers and weekend picnic types, this is your spot. EmQuartier is a short walk north, and the soi is packed with restaurants, cafes, and convenience stores.

One thing renters sometimes overlook is that Soi 24 connects through to Rama IV, giving you easy access to Klong Toei MRT as well. A friend of mine works near Silom and takes a motorcycle taxi to Klong Toei MRT every morning. Door to desk in about 25 minutes. The Units: What You Actually Get for Your Money

Park 24 offers a range of unit sizes, from studios at around 26 sqm up to two bedroom units at roughly 53 to 57 sqm. The design leans modern and minimal, with floor to ceiling windows that bring in solid natural light, especially in the higher floors of Tower 2.

Studios here typically rent for 15,000 to 20,000 baht per month. One bedroom units fall in the 18,000 to 28,000 range depending on floor, view, and furnishing. Two bedrooms usually go for 30,000 to 45,000 baht. Compared to nearby buildings like Emporium Suites or H Sukhumvit 43, you are getting more modern finishes at a noticeably lower price point.

Here is the honest part though. The smaller studios can feel tight. A couple I know rented a 26 sqm studio thinking it would work fine since they were "never home anyway." Facilities and Community Vibe

This is where Park 24 punches above its weight. The rooftop pool area is genuinely impressive, with skyline views and enough space that it does not feel overcrowded even on weekends. There is a well equipped gym, a co working space, and garden areas connecting the two towers.

The resident mix skews young professional. You will find a lot of Thai professionals in their late 20s and 30s, along with Japanese and Western expats. The building is pet friendly, which is a big deal in Bangkok where many condos still ban animals entirely. On any given evening you will see people walking their dogs around the ground floor garden area near the entrance to Benchasiri Park.

One practical note: there are two towers sharing these facilities. During peak hours, particularly weekend afternoons at the pool, things can get busy. If that matters to you, aim for morning swims. The gym is usually quietest between 10am and 3pm on weekdays.

Management, Maintenance, and the Day to Day

Building management at Park 24 is generally solid. The juristic office is responsive, common areas are kept clean, and security is 24 hours with key card access throughout. Parcels are handled at the lobby, which works smoothly for the constant stream of Shopee and Lazada deliveries that Bangkok life demands.

A few things to keep in mind. Some tenants have mentioned that certain units, particularly lower floor studios facing the interior courtyard, can get noise from the pool area. If you are a light sleeper or work night shifts, ask to view units on higher floors or those facing Soi 24 instead. If you value modern facilities, proximity to a genuine park, and a lively neighborhood, this building delivers.

It is less ideal for families with kids. The unit sizes simply do not support family living comfortably, and there are no dedicated kids' play areas. If you need more space, you are better off looking at low rise buildings further down Sukhumvit or along Soi 39 and Soi 49 where larger two and three bedroom units are more common.
