Ram Intra Area Bangkok: Northern Suburb Rental Value Guide

Summary

Explore Ram Intra expressway rent options in Bangkok's northern suburbs. Find affordable apartments, condos and houses with our detailed rental value guide

If you have ever been stuck in traffic on Ratchadaphisek heading north and thought "there has to be a better way," you have probably already discovered the Ram Intra Expressway corridor. This stretch of northern Bangkok used to be the kind of area people drove through, not to. But over the past five years, it has quietly become one of the city's best value rental zones. New condos, improved expressway access, and a wave of shopping and dining options have turned Ram Intra from a suburban afterthought into a legitimate contender for renters who want space, savings, and a surprisingly quick commute. If you are tired of paying Sukhumvit prices for a shoebox studio, Ram Intra deserves your attention.

Why Ram Intra Is Getting So Much Rental Attention Right Now

Ram Intra runs roughly from the Ramintra-At Narong Expressway interchange in the south all the way up toward Don Mueang in the north. The key to its appeal is the expressway system. Jump on the Chalong Rat Expressway or the Sirat Expressway and you can reach central Bangkok in 20 to 30 minutes outside of peak hours. That is faster than many people realize, and it is often quicker than commuting from supposedly "central" areas like Bearing or Bang Na during rush hour.

According to DDproperty market data, average rents in the Ram Intra corridor for a one-bedroom condo sit between 7,000 and 12,000 THB per month, while two-bedroom units range from 12,000 to 20,000 THB. Compare that to 18,000 to 35,000 THB for a similar sized one-bedroom near Thong Lo or Asok, and the math speaks for itself.

Take Narin, a 32-year-old software developer who works remotely three days a week and commutes to a Chatuchak office the other two. He moved from On Nut to a two-bedroom condo near Fashion Island on Ram Intra for 13,000 THB per month. His old On Nut studio cost him 15,000 THB, and it was half the size. On his commute days, he hits the expressway and reaches Chatuchak in about 25 minutes.

The Ram Intra Sub-Zones You Should Actually Know About

Ram Intra is a long road, and not every stretch offers the same rental experience. The area breaks down into a few distinct pockets, each with its own personality.

The southern end near Lat Phrao and the Ramintra-At Narong interchange feels more urban. You are close to the MRT Pink Line stations like Nopparat Rajathanee and Bang Chan, which opened in late 2023 and connected this corridor to the wider transit network for the first time. Condos here tend to be newer and slightly pricier, running 9,000 to 15,000 THB for a one-bedroom.

The middle section around Soi Ram Intra 34 to 55 is where Fashion Island mall sits. This is the lifestyle hub. Restaurants, banks, clinics, a Major Cineplex. It is the kind of area where you can run every errand without getting in a car. Rental options include both condos and townhouses, and families often gravitate here for the convenience.

The northern stretch toward Khu Bon and Ram Intra Km. 8 is the most suburban. You will find gated housing developments, larger units, and the kind of quiet that Bangkok rarely offers. A three-bedroom townhouse up here might run you 15,000 to 25,000 THB, which is almost unheard of in inner Bangkok. Consider this section if you have kids or simply want more room to breathe.

Transit and Commute Options from Ram Intra

The biggest game changer for Ram Intra was the opening of the MRT Pink Line (Khae Rai to Min Buri). This monorail line now runs along Ram Intra Road itself, with stations at key points including Wat Phra Sri Mahathat, Ram Intra 3, Ram Intra 40, and Khu Bon. Suddenly, getting downtown without a car is not just possible. It is practical.

From the Wat Phra Sri Mahathat station, you can transfer to the MRT Green Line and reach Mo Chit, Chatuchak, and eventually Siam or Sukhumvit in about 40 to 50 minutes total. That is competitive with commute times from many "central" locations during rush hour, when the BTS packs in like sardines anyway.

For drivers, the expressway network remains the big advantage. The Chalong Rat Expressway connects Ram Intra directly to the Sirat Expressway and then downtown. Toll costs run about 50 to 75 THB each way, but you save enormously on rent, so the tradeoff is heavily in your favor. A friend of mine, Pim, drives from Ram Intra Km. 4 to her office near Silom every morning. She leaves at 7:15 and arrives by 7:50. The expressway tolls cost her around 3,000 THB per month, but she saves 12,000 THB compared to what she would pay for a comparable unit in the Silom area.

What Your Rent Actually Gets You on Ram Intra

This is where Ram Intra really shines. The value per square meter is dramatically better than central Bangkok. A one-bedroom condo of 30 square meters near Ekkamai might cost you 18,000 THB. On Ram Intra, 10,000 THB gets you 35 to 40 square meters in a building with a pool, gym, and parking.

Popular condo projects in the area include Lumpini Park Nawamin-Sri Burapha (units from 7,000 THB per month), Plum Condo Ram Intra-Sukhaphiban 5 (8,000 to 11,000 THB), and The Origin Ram Intra 83 (10,000 to 14,000 THB). These are not old buildings. Most were completed within the last six to eight years and come with modern facilities.

For families or anyone craving house-style living, the townhouse and housing estate options are a major draw. Projects like Baan Pruksa and Gusto Ram Intra offer two to three bedroom homes with parking and private outdoor space for 12,000 to 22,000 THB per month. You simply cannot find that kind of living arrangement at that price inside the Sukhumvit or Silom corridors.

One data point worth highlighting: according to Fazwaz rental listings, the average asking rent per square meter on Ram Intra is approximately 180 to 280 THB, compared to 500 to 800 THB per square meter in core CBD areas like Asok or Chit Lom. That represents a savings of roughly 50 to 65 percent on a per-square-meter basis.

Ram Intra vs. Other Northern Suburbs: How It Compares

Ram Intra is not the only northern suburb gaining traction among renters. Rangsit, Don Mueang, and Lat Phrao are all competing for the same demographic. Here is how they stack up.

Area 1-Bed Condo (THB/month) 2-Bed Condo/House (THB/month) MRT/BTS Access Expressway Access Lifestyle Amenities
Ram Intra (Central) 8,000 to 12,000 13,000 to 20,000 Pink Line (direct) Excellent (Chalong Rat) Fashion Island, malls, clinics
Lat Phrao (Soi 71+) 10,000 to 15,000 15,000 to 25,000 Yellow Line, MRT Blue Good Central Eastville, local markets
Don Mueang 5,500 to 9,000 9,000 to 16,000 SRT Red Line Moderate Limited, mostly local
Rangsit 5,000 to 8,000 8,000 to 15,000 SRT Red Line Moderate Future Park, university area
Nawamin 7,500 to 11,000 12,000 to 18,000 Pink Line (nearby) Good Growing cafe and restaurant scene

Ram Intra hits a sweet spot. It is not as cheap as Rangsit or Don Mueang, but you get significantly better expressway access and more developed local amenities. Compared to Lat Phrao, it is noticeably more affordable while offering comparable transit now that the Pink Line is operational.

Practical Tips for Renting on Ram Intra

If you are seriously considering this area, here are a few things to keep in mind based on real experience.

First, check which side of Ram Intra Road your building sits on. The expressway on-ramps are not evenly spaced, and being a few hundred meters from an entrance versus a kilometer can mean the difference between a smooth commute and a frustrating one. Soi Ram Intra 34, 40, and 65 are particularly well positioned for expressway access.

Second, do a test commute before you sign a lease. Drive the route at 7:30 AM on a weekday. Take the Pink Line from the nearest station to wherever you need to connect. Ram Intra's commute times are genuinely good, but your specific location and destination matter. A friend moved near Ram Intra Km. 9 assuming the expressway would be quick, but his on-ramp gets congested around 8 AM, adding 15 minutes he did not expect.

Third, ask about flooding history. Parts of northern Bangkok, including certain low-lying sections along Ram Intra, have experienced flooding during heavy rainy seasons. Newer developments tend to be better engineered for drainage, but older townhouses in some soi can see water issues in October and November. Ask the landlord directly and check with neighbors if possible.

Finally, negotiate. Ram Intra is still a tenant's market in many buildings. Occupancy rates in some of the newer condos hover around 70 to 80 percent, which means landlords are motivated. Asking for one month free on a 12-month lease or requesting that furniture be upgraded is entirely reasonable and often successful.

Ram Intra is not going to replace Sukhumvit or Sathorn as Bangkok's premier rental address anytime soon. But that is exactly the point. It offers something those areas cannot: genuine space, real savings, and a commute that is far better than its reputation suggests. For remote workers, young families, and anyone willing to trade nightlife proximity for quality of life, this corridor deserves a serious look.
