Small family restaurants, local coffee shops, and a real Bangkok vibe. Rent is 15 to 20 percent lower than Thonglor proper, and you are still on the BTS line.

Upper Sukhumvit: Bearing and Beyond

Once you get past Phrakanong toward Bearing and the outer Sukhumvit sois, rents drop again but you also lose foot traffic and walkability. One bedroom apartments in this zone are 18,000 to 28,000 THB. Two bedrooms are 28,000 to 42,000 THB. You are no longer in the heart of expat Bangkok, but you are still on good BTS access and you save money.

A two bedroom apartment that costs 55,000 THB in Thonglor might cost 38,000 to 42,000 THB here. The trade off is a longer commute if you work in central Bangkok, and fewer late night dining options within walking distance.

Buildings here also tend to be a mix. Some are older low rise complexes from the 2000s. Others are newer mid range projects. A 2023 or 2024 completed building will still be cheaper than a comparable new building in central Sukhumvit, but rents are rising as the area gets built up.
