ย่านลาดพร้าวสำหรับครอบครัว: โรงเรียน สวน และคอนโดที่เหมาะ

Discover why Lad Prao is Bangkok's ideal neighborhood for raising a family

Summary

ย่านลาดพร้าวสำหรับครอบครัว offers excellent schools, green spaces, and family-friendly condos. Find your perfect home in this vibrant Bangkok community.

If you have kids and you're looking at Bangkok condos, there's a good chance someone has already told you to check out Sukhumvit or Sathorn. And sure, those are solid picks. But here's the thing. Ladprao has quietly become one of the best family neighborhoods in Bangkok, and most newcomers don't even have it on their radar. The schools are strong, the parks are genuinely usable, the MRT connectivity is excellent, and you can rent a proper two or three bedroom condo for what you'd pay for a studio in Thonglor. If you're raising a family in Bangkok and want space, green areas, and a neighborhood that actually feels like a community, Ladprao deserves a serious look.

Why Ladprao Works So Well for Families

Ladprao stretches along one of Bangkok's longest roads, running roughly from the Ratchayothin intersection all the way out past Bangkapi. It's not flashy. It doesn't have the nightlife buzz of Sukhumvit or the corporate polish of Silom. And for families, that's exactly the point.

The area has a mature residential feel. You'll find tree-lined sois, established neighborhoods with local shops, and a density level that still allows kids to actually breathe. There are markets everywhere, street food stalls on every corner, and malls like Central Ladprao and Union Mall within easy reach.

Take a family living near Ladprao Soi 15, for example. The kids go to a school ten minutes away by car. The parents commute via MRT Ladprao station, which connects directly to the Blue Line. Weekend mornings, they walk to a nearby park. Their two bedroom condo costs 22,000 THB per month. That's Ladprao in a nutshell. Practical, affordable, and genuinely livable.

Schools Near Ladprao That Families Actually Choose

One of the biggest reasons families settle in Ladprao is the concentration of quality schools, both Thai and international. You don't have to drive 45 minutes across town to get your child into a good program here.

KIS International School is located on Kesinee Ville, accessible from Pradit Manutham Road, which connects to Ladprao. It offers the IB curriculum from early years through diploma level and is a popular choice among expat families in this part of the city. Annual tuition ranges from roughly 350,000 to 750,000 THB depending on grade level.

For Thai curriculum options, Bodindecha School (Sing Singhaseni) sits right on Ladprao Road and is one of the most well-regarded public schools in Bangkok. Families who want bilingual education also look at Sirikkul School or Kasem Bundit University's affiliated schools in the area.

There's also St. Andrews International School with a campus accessible from the Ladprao area via Pradit Manutham Road. Having this range of school options, from budget Thai programs to full international curricula, is a major advantage that Ladprao offers over many other Bangkok neighborhoods.

Parks and Green Spaces That Are Actually Worth Visiting

Let's be honest. In most parts of Bangkok, "park" means a small patch of grass next to a highway overpass. Ladprao is a bit different. The area has access to some genuinely good green spaces where kids can run around and parents can sit without inhaling exhaust fumes.

The crown jewel is Chatuchak Park, located at the western end of Ladprao near the MRT Chatuchak Park station. It covers over 300 rai and has a lake, cycling paths, shaded walking trails, and a butterfly garden. On Saturday mornings, you'll see dozens of families there. Kids ride bikes, parents jog, and older residents practice tai chi near the water. It's one of the best urban parks in Southeast Asia, and it's right at Ladprao's doorstep.

Closer to central Ladprao, Seri Thai Park (also known as Nong Bon) is about a 15 minute drive east and offers wide open fields, a large lake, and actual space. For families living around Ladprao Soi 71 or beyond, Wachira Benchathat Park (also called Rot Fai Park) is another excellent option, sitting adjacent to Chatuchak Park with its own playgrounds and open lawns.

A family of four living near Lat Phrao MRT station told me they chose the area specifically because their kids could actually play outside on weekends without needing to leave the district. That's not something you can say about every part of Bangkok.

Condos in Ladprao That Make Sense for Families

Here's where Ladprao really shines compared to more central Bangkok locations. You can get a two bedroom condo with real square footage here for prices that would make Sukhumvit renters weep. According to DDproperty market data, the average rent for a two bedroom condo in the Ladprao area ranges from 18,000 to 35,000 THB per month, while comparable units in Sukhumvit Soi 24 to 55 typically start at 40,000 THB and go much higher.

Some of the family-friendly buildings worth knowing about include:

Life Ladprao, right next to MRT Ladprao station, offers modern one and two bedroom units in a high-rise development with a pool, gym, and co-working space. Two bedroom units here rent in the 22,000 to 30,000 THB range. It's especially good for parents who commute, since the MRT station is literally connected to the building.

Chapter One Midtown Ladprao 24 is a newer development that attracts younger families. It's got good facilities, a rooftop garden, and is walkable to Central Ladprao mall. Two bedroom units run about 20,000 to 28,000 THB per month.

M Ladprao is another strong option, sitting right at the Ladprao intersection with MRT access and direct connection to the mall below. It's a mixed-use development, so you've got restaurants, a supermarket, and entertainment options without ever leaving the building. Two bedrooms here go for 25,000 to 35,000 THB.

Getting Around: MRT Access and Commute Times

One concern families often raise about Ladprao is whether it's "too far" from central Bangkok. It's a fair question, but the answer is no, not with the MRT Blue Line running right through it.

From MRT Ladprao station, you can reach Sukhumvit (Asok interchange) in about 15 minutes. Silom takes around 20 minutes via the interchange at MRT Si Lom station. Chatuchak is one stop away. For families where one or both parents work in the central business district, the commute is completely manageable.

The BTS is also accessible via the interchange at MRT Chatuchak Park, which connects to BTS Mo Chit. From there, you can head south along the Sukhumvit Line or north toward the newer extensions. If your child's school is in the Bangna or Bearing area, the MRT-BTS connection gets you there without sitting in traffic on Ladprao Road during rush hour.

A working mother I know commutes from Life Ladprao to her office near BTS Chong Nonsi every day. Door to door, it takes her about 35 minutes. Her kids' school bus picks them up at the condo lobby. She says she'd never move back to Sukhumvit because the space and value she gets on Ladprao simply can't be matched.

Day-to-Day Life: Markets, Malls, and Medical Care

Families don't just need schools and parks. They need groceries, pediatricians, weekend activities, and the occasional sanity-saving trip to a shopping mall. Ladprao delivers on all of this.

Central Ladprao is the main shopping hub, recently renovated and sitting right at the Ladprao intersection. It has a Tops supermarket, kids' play areas, a cinema, and plenty of dining options. Union Mall, just across the road, is great for affordable kids' clothing and family meals.

For fresh food, the Ladprao Soi 1 market is a local institution. You can get fresh produce, prepared Thai dishes, and snacks at prices that make supermarket shopping feel like a scam. The weekend market scene near Chatuchak is also just a short MRT ride away.

Medical care is well covered too. Paolo Memorial Hospital Chokchai 4 is located right on Ladprao Road and offers pediatric services, a 24-hour emergency room, and bilingual staff. For anything more specialized, Bumrungrad International Hospital is about 20 minutes away by car or MRT. Families with younger kids appreciate having a reliable hospital within a 10 minute drive.

Ladprao is the kind of neighborhood where you can handle your entire weekly routine, school drop-off, grocery shopping, a park visit, a doctor's appointment, without ever getting on a highway or spending an hour in a taxi. For families, that daily convenience matters more than having a trendy postcode.
